Your right about the 56, but let’s not forget about the 76 project that was funded by Governor Regan administration. We are just a couple of years behind... Have you ever thought about Riverside County? Murrieta, Menifee and Lake Elsinore have some really nice properties at a pretty good discount. Area I live in avg about 3000 SF and run about 250k to 300k and they were all built around 2004-06. After living in San Diego County and now up there, the taxes too electric and water are so much cheaper.

Half of my wife's huge family lives in Fallbrook. I say huge, because when they have a get together, the town empties out, no traffic and the stores lose business. I love Fallbrook, just way over priced, but still have the somewhat small town America feeling to it.

chris, i used to live in sun city like 7 yrs ago but the drive to san diego was a bear. my mom still has a house in murrieta hot spring. and we found that we spend most of our time in san diego, family friends, asian markets and resturants. LOL So we just decide to stay here and sell our house up there. it was ~3800 sq ft but man when its hot its HOT! some time when i drive on the 215 from bear or vegas etc..i was like man if i live here still i would be home now. LOL

Hot, man I think it only got up to about 120 this summer a couple of times this summer/fall. I agree with you, there is a lot more in the area that you are in, but I got use to the more "country" type of living out here.

man, you wouldnt believe we missed on a house here in poway. 1 acre for 390K! 1500 sq ft home a real fixer up but i didnt care cuz i for an extra 200K i can 'remodel' that to what i like. it was an awesome piece of property tucked away 5 mins away from the suburb. give you that 'country' feel. it had a stable, horse coral and barn (my future garage) LOL..but one day to late, someone put in an offer as i was submitting mine and the owner accepted it. it was most likely a house flipper.

Thanks guys.

You just have to keep up the search. We were looking for about a year to find something we really liked and accepted our bids. The market was good for buying, but everyone was still trying to get more than the market called for and the ones that were selling at market value were not negotiating very much. We bought for about 50k below asking price.
